My fiancé and I have traveled to Newport Beach approximately 6-7 times the past three years. This was our first time staying at a rental property, what an absolute delight. All of the convenience of home in an unbelievable setting steps from the beach. The unit was immaculate with a spacious living room and kitchen, three bedrooms, two bathrooms and a fantastic patio. You will never want to stay in a hotel after staying here. We will definitely be booking our next trip here and will recommend it to all of our friends and family.

My review is also for the lower unit of this AWESOME home. It is newly remodeled and I can’t say enough wonderful things about our time there. First and foremost, the owners are delightful and easy to deal with. The home is in pristine condition and contains anything you could think of needing. The beds were very comfortable and the location is OUTSTANDING. Just stroll past a few houses and you’re on the beach. The kitchen is fully-equipped. This property allowed us to focus on what we traveled to Newport Beach for– relaxation and minimal thinking! Just grab some chairs from the garage and a cooler and head on down to the beach! Don’t miss the sunset. I highly recommend!

I am writing my review for the newly remodeled LOWER unit. It was perfectly **LOVELY** and just the right size for my three kids, my husband, and myself. I hope you get to see pictures of the new remodel soon – a light “beachy” feel, nautical deco, very comfortable beds (BIG plus for me!) All the amenities for the kitchen and bath. Easy for my kids to walk over to the beach without crossing any big streets – so nice! We also have a very large SUV and worried we would not have a place to park it, but it fit in the garage just fine. We loved that the master bedroom was actually upstairs, away from the rest of the house — a little more privacy from the kiddos 😉 , but you may want to be aware of this if you don’t want to climb any stairs. We can’t wait to go back!!!

We really enjoyed our stay, the newly renovated unit was very nicely done, gorgeous kitchen!! and the location was awesome. Just a short walk or bike ride anywhere you want to be. The beds were so comfortable!!! I found Joan so easy to work with and very responsive when we had questions during our stay. I cant wait to go back. Thank you so much for the hospitality.

We had a great stay at the Tallman’s condo. It was very clean, well-stocked, and so close to the beach–you don’t even have to cross any streets. The parking was easy and accessible in the garage. We had everything we needed. Thank you for a wonderful stay.

We loved this condo. It was spacious, clean and well stocked. We visited with our children during spring break. The proximity to the beach made it easy to go back to the condo for lunch. The large garage was a big plus since we own an SUV and we brought our bikes. There is a lot to do nearby and the ocean right in front the condo between the breakers was safe for the kids to swim. Shops, restaurants and the pier are within walking distance from the condo. We would certainly recommend this place. The owners are super easy to work with.

The upstairs condo was beautifully decorated and well stocked for a fun family beach vacation. It is in a perfect location in Newport Beach, close to the Wedge and had everything we could wish for. Additionally, having a large garage that could fit our Suburban and Camaro was so helpful. We can’t wait to come back!

Our family reluctlantly locked the door early Monday morning on an absolutely amazing rental property. We almost hate to be too truthful in the event this property’s information becomes too availabe thereby lessening our oportunity to rent again~which we plan in the near future. A quick glance~beautifully, cozy appointments~comfortable, clean beds ,kitchen so well stocked, they could hold a “Chopped” competition~the views, parking and location were uncomparable! It’s a must if you plan to visit this area! Thank you, thank you for helping make our Thanksgiving holiday all that it could be~ we will be back!!

I highly recommend renting this unit from the Tallman’s!!!! The location is fantastic because it is very close to the beach, but still affords a decent amount of privacy and peacefulness. It was wonderful to wake up and take in the views of breaking waves at the beach with Catalina in the distance. In addition to the awesome location, the unit is very clean, and includes many furnishings that make any stay a pleasure(complete kitchen utensils, washer and dryer, parking in the garage, dishes- the list goes on!). My only suggestion: BOOK AN EXTRA DAY!

I HIGHLY recommend staying at “Joan and Joe’s place” — wish I was still there! It is always immaculate and well-appointed; Joan has a real knack for decorating. I found no furnished beach rental comparable! I stayed there as a “winter guest” for several months. The few times I called them to request some minor repair, Jeff (their resident handyman) was usually there the next day. If you love to cook, Joan equipped the kitchen well; I even found some small hors d’oeuvres forks for serving a snack to my guests. When my little grandson toddled to the beach, there were no cross streets and we were on the beach in seconds! I took evening walks on the boardwalk just to watch the sunsets. You will love Joan and Joe; they are two of the most hospitable people I know. Stay there — you will be s-o-o glad you did!

Our family has been coming here for over 10 years. We have always enjoyed the hospitality of Joan and Joe. The house is a few steps away from the beach without dealing with the congestion and cost of staying on the boardwalk. Every year we find the house to be well maintained and updated constantly. The house had a total redo this year and it is just beautiful!

What can I say but “Wow!” To be specific, the inside is like a model home with all the comforts and needs of home. You would never know that this was a rental. The furnishings are gorgeous. (I need this home designer to come do my house!) The work to maintain the unit is evident throughout. The kitchen is over-stocked with all that you would need. There is a full size washer/dryer conveniently located in the unit for the many loads of beach laundry. And then there are the extras throughout the unit that are all in excellent condition. You are half a block from the beach and need not cross any streets to get there. Thus it is a very safe walk to the beach. The upstairs unit has a beautiful view of the ocean from the balcony. My only suggestion to anyone interested in renting this fabulous unit is to book early. Once you come to this particular beach house no other will compare and you will want to come back each year as we do.

My children had been guests of other families vacationing in Newport over the years, so when the opportunity came for us to rent a place of our own we jumped at it.
I am a self admitted “rental snob” and my husband might say I am hard to please BUT I couldn’t have been more pleased with the house at 119 27th Street. Not only was it immaculate (not a hair out of place) but it was beautifully appointed and maintained. The remodeled kitchen with granite counter tops, new appliances, fresh paint, decorating, furniture, and capreting were a dream come true! Not to mention, the location was fabulous and the two parking spots in the garage made everything so convenient.
We would highly recommend grabing any week that might become available!

We have stayed at the property (in either the upstairs and downstairs house) for 13 summer vacations and plan to return for years to come. Our entire family looks forward to our Newport Beach vacation every year. The location is fantastic, one of the nicest streets on the Newport Peninsula. The house is close enough to see and hear the waves, convenient to shopping and entertainment, but nicely isolated from the boardwalk traffic. It’s like a personal sanctuary on the beach. Clean as a whistle and beautifully decorated, more like a bread and breakfast than the traditional “beach house”. Mr. and Mrs. Tallman have shown attention to the details in the furnishings, atmosphere and comforts of home they provide for their guests. We would recommend the property to anyone looking for a fantastic, relaxing vacation.

We have had the priviledge to stay in the Tallman rental the past several years. The place is beautifully furnished with all the possible amenities. We come in each year to a place that is clean, cared for, and close to the beach. We stay in the middle of summer and are continually surprised at how quiet the street is. A big plus is the ability to park in a garage and the friendliness of the neighbors. The Tallman’s are a priviledge to work with and have been willing to accomodate our needs.
